What Longview
Homes Need
Longview was built as a planned city in the 1920s, and a lot of that original housing stock is still standing. The bones are good. The electrical systems are another story. Newman Electric has worked on homes in every Longview neighborhood, from the craftsman bungalows near Lake Sacajawea to the split-levels in Columbia Valley Gardens.
Historic Longview
St. Helens · Civic Circle · Lake Sacajawea
These homes have charm and character, but the wiring has limits. Knob and tube wiring, fuse panels, and 60-amp service are common. A 200-amp panel upgrade and rewiring bring these homes into the modern era without losing what makes them special.
Mid-Century Neighborhoods
Columbia Valley Gardens · West Longview
Ranch homes and split-levels from this era have 100-amp panels and copper wiring, which was fine for the time. Add a home office, air conditioning, and a couple of space heaters and you start tripping breakers. Dedicated circuits and panel upgrades are the most common fixes.
Newer Development
East Longview · Mint Valley area
Newer Longview homes have modern panels but homeowners want additions. EV chargers, generators, outdoor lighting, and smart home wiring are the top requests. The panel can handle it, but you still need proper circuits and disconnects.
Longview Businesses
Newman Electric handles commercial electrical for Longview businesses too. Restaurants, retail spaces, offices, and industrial properties. If you need tenant improvement work, a commercial generator, or three-phase power, we handle it all.
Rewiring
Knob and Tube Replacement & Rewiring in Longview, WA
Longview was laid out as a planned city in the 1920s, and a lot of the houses built in that first wave around Lake Sacajawea, the Civic Center and the Old West Side are still standing. The framing has held up. The wiring hasn't: knob and tube in the attic, cloth-insulated cable that crumbles when you move it, and circuits extended by three generations of owners.
Some insurers won't write a new policy on a house with active knob and tube, and that's what starts a lot of these calls. A rewire doesn't have to happen all at once. We can take out the knob and tube room by room, starting with the kitchen, bathrooms and anything in the attic, and bring each section up to the 2023 NEC as we go, including AFCI protection on the new bedroom and living-area circuits.
Full rewires take a few days depending on the house, and we schedule them so you aren't without power overnight.
"Ryan and the team were very helpful. They were punctual and got after the work quickly. I purchased an older home that needed to be updated and rewired. Ryan and Garrett worked out a schedule and were able to get all the work done in a few days time. They were open and answered all questions throughout the process. They also worked with my schedule."
Panel Upgrades
Electrical Panel Upgrade in Longview, WA
Two kinds of Longview panel calls come up most. The 1940s and 50s homes still running screw-in fuse panels or a 60-amp service, and the 1960s and 70s ranches in Columbia Valley Gardens and West Longview with 100-amp panels that are out of breaker space.
Older Longview homes also tend to have tired overhead service: a leaning mast, a corroded weather head, a meter base that's seen better days. When we upgrade the panel we replace the service entrance at the same time, coordinate the disconnect and reconnect with Cowlitz PUD, and add the outdoor emergency disconnect the 2023 NEC requires on a new service.
Longview permits go through Washington L&I's Kelso office. We file, book the inspection, and Ryan reviews the job before the crew starts.
"Very professional, responsive and right on schedule. Very clean job and quite reasonably priced, especially considering this was not a very big job. Ran 50 amp service from house panel to sub panel in shop."
EV Chargers
EV Charger Installation in Longview, WA
In a newer Longview home with a 200-amp panel, a Level 2 charger is a single circuit and a few hours. In the older neighborhoods it's rarely that simple. A 60- or 100-amp service may not have room for a 40-amp charger circuit, and a lot of the original Longview lots have a detached garage off the alley, which means a buried run from the house.
We run the load calculation first and tell you whether the charger can go in as-is, needs a load management device, or should wait for the panel upgrade. When it's the panel, we do both in the same project so you aren't scheduling twice.
"Outstanding service from Newman Electric. The EV charger installation was fast, professional, and done right the first time. Great communication, quality workmanship, and a clean install. Highly recommend!"
Repair & Troubleshooting
Electrical Repair & Troubleshooting in Longview, WA
Old wiring fails in predictable ways. Dead outlets on a circuit where a splice in the attic finally let go. Lights that flicker because a fuse-era connection has been loosening for 70 years. Two-prong outlets where a surge protector is doing nothing because there's no ground behind it.
A service call is $225 for the first hour, covering the diagnosis and whatever repair fits inside it, and there's no trip charge for the drive up from Vancouver. We group Cowlitz County work onto set days, so non-urgent calls go on the next Longview day. A burning smell, a hot outlet or a breaker that won't stay reset is an emergency, and we come that day.
"I have to shout out Ryan for going out of his way to come save us tonight. After having an HVAC tech out two days in a row, I was really hoping to have AC restored in my home. What we thought was an HVAC issue turned out to be a breaker issue and we thought we were going to be sweating through the night once again. Newman Electric was the first place I called and I’m super glad I did. Ryan was probably on his way home for the day but diverted over to our house to help us out. He charged a fair rate for emergency service and was in and out in less than 15 minutes. Best part is.. I might actually sleep through the night tonight now that my house is finally cooling down. We’ll be hiring Newman Electric again in the future, as it sounds like we’re due for a panel swap and their pricing is good. As a dispatcher for a local plumbing company, I know good service when I see it. Thanks again Ryan for helping us out tonight! We really owe you one. 10/10 will recommend to friends and family."
Generators
Generator Installation in Longview, WA
Winter windstorms and the occasional ice storm take out power across Cowlitz County, and the hillside neighborhoods with mature trees lose it first. A portable generator with an inlet box and a panel interlock keeps the furnace blower, fridge and a few circuits running for a fraction of the cost of a standby unit.
If you want the house to switch over on its own, a standby generator with an automatic transfer switch does that, sized to the loads you choose. We handle the electrical and the L&I permit on either setup.
"James did everything I expected and quickly with a minimum of power interruptions, which is important because my wife is on continuous supplemental oxygen and we had to use a tank for less than an hour while James completed the wiring. He hauled my 7.5K generator down to the garage and fired it up to test that all worked as needed. Thanks Newman and James."
Commercial
Commercial Electrician in Longview, WA
Longview's commercial district along Commerce Avenue and the Civic Center has a lot of older buildings being turned into new restaurants, shops and offices, and those buildouts start with finding out what the original electrical can carry. We handle tenant improvements, new equipment circuits, lighting and service upgrades, and pull commercial permits through L&I in Kelso.
Builders and property managers can see how we work with trade partners on our contractor page.
"Newman Electric came out and gave a honest and fair price for installing a ceiling fan and bringing power to our bakery’s ice machine. They had the work done within one week. They even fixed a prior problem we had with some wiring that the original electricians had done when we built out the space. As a small business owner you are This is the first time in a long time that I don’t feel as if I might be taken advantage of. Thank you so much!!!"

2023 NEC Requirements
Washington adopted the 2023 NEC (WAC 296-46B) in April 2024. Panel upgrades now require an outdoor emergency disconnect (NEC 230.85). Modified circuits need AFCI protection (NEC 210.12). For Longview's older homes, bringing everything to current code is a major part of what we do.
