Scope of Work
- Added motion-sensor carport lighting across a manufactured-home community
- Ran surface EMT conduit along the carport structure to each fixture
- Powered each carport light from its own unit's service
- Skipped the units that already had carport lighting, per the property's list
Newman Electric added motion-sensor carport lighting across Totem Pole Estates, a manufactured-home community in Vancouver, WA. The property manager wanted lights at the carports so residents were not walking up to a dark space at night, a small upgrade repeated across the whole community.
The scope was 26 carports. Eight units that already had working carport lighting were left alone, so the job was about doing the same clean install many times over, not a one-off.
Why surface conduit is the right call here
These are open carport structures, not finished interiors. There is no wall cavity to fish, and tearing into the soffit on every unit would be slow and invasive. So the wiring runs in surface-mounted EMT conduit along the existing beams.
That choice does a few things at once:
- Protects the conductors where they are exposed to weather and the occasional bumped ladder
- Keeps every run neat and straight along the structure instead of stapled cable
- Makes the next service call easy, because the path is visible and accessible
On a property with a lot of identical carports, a tidy surface run also just looks consistent from one unit to the next, which matters to a property owner who has to look at all of them.
Why each light runs off its own unit
Rather than pull a new property-wide circuit, each carport light is powered from the service on its own unit. For a community like this that keeps things simple:
- No new sub-feeds or shared metering to sort out
- Each light is tied to the unit it serves
- The load of a single LED motion fixture is trivial against an existing service
Why motion-sensor fixtures for carports
A carport light that burns all night is a light nobody is maintaining and an energy bill nobody is watching. Motion-sensor LED heads solve both:
- They come on when someone pulls in or walks up, then shut off on their own
- The draw is minimal, so 26 of them barely register
- Residents get light exactly when they need it, which is the whole point
