Equipment changeouts run on somebody else’s clock. The HVAC crew pulls the old heat pump in the morning and the new one has to be running before they leave, which means the electrician shows up in a narrow window and cannot be the reason the day slips. This one was on a manufactured home in the Orchards area of Vancouver, and Newman Electric handled the reconnect for both the outdoor Daikin unit and the indoor air handler.
Manufactured homes are a different permit
The detail that changes this job is the structure. A manufactured home in Washington falls under a combination L&I permit rather than the standard electrical permit a stick-built house would use.
That matters for scheduling more than for the work itself. Getting the permit type wrong is the kind of thing that surfaces at inspection, weeks after the crew has gone, and it is one of the reasons an HVAC contractor would rather bring in an electrician who has done manufactured homes than have their own installer improvise the heat pump and air handler hookups.
What a line monitor does
The HVAC contractor supplied a single-phase line monitor for the outdoor unit and we installed it as part of the reconnect.
It is a small device with a specific job: watch the incoming voltage and cut the compressor out if the supply goes out of range, whether that is a brownout, a voltage spike, or a lost leg. Compressors are the expensive part of a heat pump and they do not survive sustained low voltage. The monitor is cheap insurance bolted next to the disconnect.
You see them specified more often on manufactured homes and rural services, where the supply is more likely to sag under load.
Reconnect is not the same as install
On a changeout, the circuit and the disconnect often already exist. That does not make the electrical a formality:
- The new equipment has its own nameplate. Minimum circuit ampacity and maximum overcurrent protection change between models, and the existing breaker is not automatically still correct.
- The disconnect has to suit the new unit and stay within sight of it.
- The old whip and connections get inspected, not assumed. An outdoor connection that has been sitting for fifteen years is worth opening before it gets re-energized.
